This process often involves site visits, title research and may include surveys or assistance from other professionals to evaluate the property and ensure that it fits our needs. The process of conducting due diligence can be as short as a few weeks, but often it takes longer to ensure we thoroughly review the property.
What can you tell me about the property?

Are mineral rights included?

Does the property have utilities?
Unless indicated in the description, the rural properties we present do not have utilities. They’re the perfect opportunity for a solar, wind, bio or other alternative powered “green getaway.”
How do I plan a site visit?
Each property is unique. Some require 4 wheel drive and GPS to locate while others have “drive right up” access. Please contact us if you need any assistance with maps, coordinates, etc.
Can I raise crops or animals on the property?
For many rural parcels, the answer is yes. Please check with the county regarding permitted property use for crops, animals or any other planned use of the property you are interested in.
Will you take payments or owner financing?
The minimum initial payment varies on a property-by-property basis. After the initial payment, the remaining balance may be financed on a term of anywhere from 1 year to 20 years, easy terms may be offered on some properties, with no credit check or lengthy underwriting process. You will have access to the property upon completion of the paperwork and receipt of your down payment. There is no pre-payment penalty or balloon payment and properties with financing on this site often offer special structures that reward early pay offs so you can pay off the loan at any time and likely save money by doing so. You can also end the contract at any time with no penalties or damage to your credit as long as you leave the property in good condition.
